Our basic services are divided into phases that together create a full-service package. The corresponding percentage indicates the phase’s approximate portion of the overall service.

Programming | 5%

Define the project’s parameters including the owner’s budget, schedule, spatial & functional goals as well as relevant building code & zoning ordinance requirements.

Schematic Design | 15%

Create alternate plans, diagrams, sketches and models to explore various design possibilities and alternatives for the owner’s review to determine the design direction.

Design Development | 25%

Develop and refine all aspects of the design concept from the previous phase in the form of drafted plans and elevations. Review preliminary material and finish samples. Begin coordination with consulting engineers as required.

Construction Documents | 40%

Generate detailed drawings and specifications that incorporate the work of consulting engineers to describe all aspects of the project in order to receive competitive bids and carry out construction. Compile drawings and documents as required to obtain the building permit.

Bid & Contract Negotiation | 5%

Assist the owner with the distribution of drawings, specifications and addenda as required to obtain competitive bids from contractors. Meet with contractors as required. Analyze contractor’s bids and qualifications. Review the contract for construction in conjunction with owner’s attorney.

Construction Observation | 10%

Visit the site regularly to observe the contractor’s conformance to drawings and specifications as well as review quality of workmanship. Review certificates for payment, change orders, shop drawings, product submittals and samples submitted by the contractor for design conformance. Create a punch list of items to be corrected and/or completed by the contractor as stipulated in the construction documents, drawings and specifications prior to move-in and final payout.
